Description
This scheme of 35 units was delivered in two phases. Phase 1 was completed in 2022 and Phase 2 was completed this year. There are 15 x 3 bed, 2 storey houses (Type A). There is 1 Type B which is a 3 bed adapted bungalow. There are 4 x 3 bed bungalows (Type C) and there are 15 x 2 bed bungalows. This Type D is the most appropriate Age Friendly unit but all units incorporate UD principles where possible. They offer adaptability and provide lifetime homes. The key features included are:
1. The site and all units are accessible
2. Level access to private outdoor space
3. Min 1200mm corridor with clear access space around beds and furniture
4. 1500mm clear space by the front door in hallway
5. All units 2 bed or greater
6. Accessible bathrooms
7. Very energy efficient homes with Heat Pumps and Heat Recovery Ventilation.
8. All outlets, switches and controls are accessible
9. Passive surveillance of the site and all units
10. Easy to use fixtures and fittings provided.

3 Steps critical to success
- Carefully considered site layout, taking into account existing residential housing schemes in the area, existing services and potential for new shared green spaces.
- Exemplary house type design following UD principles. This ensures the long term adaptability and accessibility of each dwelling, allowing occupants to age in place should they wish to do so.
- Continuous oversight and monitoring of works on site through inspections and liaison with the contractor to ensure the project is delivered on time and within budget.
3 Challenges in Planning / Delivery
- Funding support. There was a demonstrable need for UD and larger 2 bed bungalows and this allowed funding to be approved
- Integration with surrounding properties – continuous liaison with and engagement with neighbouring properties to ensure a positive solution for all parties was found
- Difficult site conditions and inclement weather – posing a risk to the programme for delivery.
3 Outcomes / Benefits
- Well delivered residential scheme that blends seamlessly with the existing context and provides high quality spaces with a strong sense of place.
- Phase 1 has been occupied for 2 years and there is strong evidence of sense of ownership. This will encourage building a community within the scheme. Phase 2 will bring new occupants who will benefit from this and bring their own input.
- Broad mix of house types offers great potential for multigenerational occupants. 20% of units have been allocated to older tenants and all dwellings offer the potential to allow occupants to remain in their homes for their lifetime.
